Job Description:

The Project Manager plans, directs, and coordinates or budgets, usually through estimator and superintendents, activities concerned with the construction of civil and underground utilities projects. The PM participates in the conceptual development of a construction project and oversees its organization, scheduling and implementation. This position provides hands-on construction management experience supporting field construction activities tied to civil engineering and infrastructure projects such as earthwork, deep foundations, underground utilities, etc.

Maintain job profitability as bid or better while frequently reporting to executive team any and all significant variance to job costs or project related issues. The Senior Project Manager is the Point of Contact for all functions with the project unless clearly delegated by written directive.

  1. Work with Superintendents, Foremen, and Project Engineers, to plan, organize and direct dailyactivities concerned with underground utilities, environmental, remediation, and sitework construction projects.
  2. Ensure that all LEAN pre-planning is done and documented prior to actual field work starting:
    1. Complete B2W sanitization; Foundation Import and B2W upload prior to job pre-con meetings.
    2. Ensure JHA & work plans are completed with safety department and with Superintendent/Foreman involvement.
    3. Coordinate with VP of Operations to establish pre-planning and pre-con meetings.
    4. Submittal procurement from all vendors and suppliers.
    5. Attend preconstruction meetings with GC/Owner and City entities.
    6. Schedule and plan with Superintendent all operations for the first two weeks of project.
    7. Execute Subcontracts; only use approved subs and vendors associated with contract.
    8. Prepare and submit Schedule of Values to client. Procure required traffic control plans and necessary permits.
    9. Scrub all supplier/ vendor quotes for possible cost savings.
    10. Review and approve contract scope and cost values.
    11. Coordinate/ prepare all bonding documents and submit to surety/ client.
  3. Manage project construction coordination from initiation to closure for multiple construction projects. Direct execution of all aspects of projects, including: pre-bid meetings, proposal preparations, project start-up, contract management, change order management, resource loading, project cost controls, material buy-out, subcontractor management, and cash flow management.
  4. Establish and follow-up on electronic and binder document control per standards:
    1. Accident/incident reports, locate tickets, tool box talks, etc. (Super/FM)
    2. Update as-builts weekly (FM)
    3. Compaction test reports (FM)
    4. Survey cut sheets (PM)
    5. Inspection sign-offs (FM)
    6. Project closeout checklist (Super/FM)
  5. Project scheduling/Gantt via Microsoft Project
    1. PM/Superintendent. Prepare and update a three-week schedule for all projects they are administering on a weekly basis.
  6.  Schedule and facilitate bi-weekly update meetings utilizing proper format.
    1. Identify plans changes, schedule, OA/QC, or cost issues
    2. Address any issues with GC/Owner, during weekly face-to-face appearances with GC.
    3. Complete a cost projection analysis twice monthly.
  7. Conduct Detailed Reviews as required to determine the cause of cost variances and to take appropriate action to correct problems
    1. $10k variance to any cost code; required meeting with VP of Operations & President.
    2. $30k+ variance to any cost code or project cost overall; required meeting to include CFO
  8. Purchase orders/invoices
    1. Approved by PM-Ensure accuracy of PO/Invoices and track on PO tracking sheet.
    2. Foundation invoice approval upon notification
    3. Generate, prepare and submit original PC’s per terms of the contract for assigned project scope, plus A/R collection assistance as needed.
  9. Oversight of Extra Work Orders (EWO); no work is to be completed without PRIOR WRITTEN authorization.
    1. Ensure all recaps are signed DAILY (FS).
  10. Establish and maintain effective client relations to achieve active cooperation, prompt payment and referral/recommendations for additional business opportunities.
  11. Work Acquisition:
    1. Assist in Project Scope Reviews and bid reviews as necessary.
    2. Estimator training and development, be a production resources
    3. Marketing of present and future clients.
    4. Travel to meet customers on-site to confirm future project scope details and to follow up on completed projects to ensure complete customer satisfaction.
  12.  Act as a leader within the organization as it relates to business development, bid preparation, selling and closing new work, and building new client relationships
  13. Provide oversight of project teams ensuring that all safety regulations are met and enforced; bottom line responsibility for safety with all contractors and company personnel at all times.
  14. Provides input to Safety Director on JHA development for project specific needs.
    1. Perform site safety inspections (one per month minimum)
    2. Ensure Accident/Incident reports are completed timely through the safety department
  15. Provide process improvements, maintain cost control, and ensure profitability of projects.
  16. Ensure consistent adherence to contract terms such as: pricing, cost, quality, environmental compliance, reporting requirements, documentation of service provided, etc.
  17. Project Financial Position
    1. Bi-monthly projections with Foreman, Superintendent, VP of Op’s, and Project Controller.
    2. Procure executed change orders in a timely manner.
    3. Address payment issues, retention request/unapproved CO’s/final payment;5% at 50%.
  18. Daily Monitoring:
    1. B2W quality, costs, quantities, notes and pictures.
    2. Inform FM/Superintendent of significant budget overages or quality issues.
  19. Provide leadership to the team and extensive network of subcontractors.
  20. Lead implementation of best practices in operations to ensure consistency of services being delivered from site to site and project to project. Oversee QA/QC program for all assigned projects.
  21. Identify, select and monitor the work of subcontractors.
  22. Is expected to be capable of driving company vehicle with all driving requirements of driving record and safe operations.

Preferred Education and Experience

4-year degree required; Construction Management, Construction Science, Civil Engineering, or similar degree highly preferred.
